Quite recently, I posted about a real state cruise we were holding. I named it “THE UN-SEMINAR” because it is exactly that. It is everything that the traditional seminars are not, and nothing that they are.
As a real estate education company, we need to separate ourselves from all the other “Gurus.” They all have a one size fits all program that’s true goal is to make the company, and its guru very rich. The payment structure on down to the advertising method is predatory; partly out of greed, and partly out of inexperience in real estate by the supposed guru. We offer more value, and for a tenth of the price.
All of the companies are very similar with their approach of front end seminars, followed by a three day sales pitch (middle) to another event and eventually a 1 on 1 mentorship. The education is focused on the real estate, but not on the part that is most important, the student. The seminar machine is so massive that they need to charge outrageous amounts to pay for overhead, let alone be profitable. Yet, they are amazingly profitable because of their lack of scruples.
Every individual comes from a different story and has different necessities. Not everyone needs to flip, not everyone needs to be a landlord, and not everyone should be in real estate. Too often we see a person that should never have invested in real estate education. But the real goal, for these gurus, is not real estate success, but butts in seats being converted to company dollars. Students leave with motivation and a sense of real estate, but their business and financial IQ is only increased marginally, if at all. I am changing that.
I am putting together a dream team of people that actually do the business. If someone comes from the seminar world, they had better prove that they are currently doing deals. Not just are they doing deals, but are amongst the top 1% of businessmen in that space. They need to have the ability to translate their success into laymen steps that can be easily taught and followed. I don’t want GURU’s or individuals striving to me mentors, I want people walking the walk and willing to talk the talk.
Once identified, I fly out to the individual’s business and vet them as well as their business model. If they are a fit, they will be ONE OF the masterminds in that arena. A Financial Planner (Financial Advisor Rep) will meet the students, individually, to look at their current situation, liabilities, assets, goals, necessities, etc… To decide IF this is a good choice for them, and if so, what exactly is their proper course of action and education. The student will be in charge of their own course and budget, just like a college student picks their classes. My cruise in May will feature these brain children of real estate and give students the opportunities to learn from them without pressure of direct sales. People will leave with real life, applicable knowledge of EXACTLY what they need to do to achieve their goals, the tools necessary, a road map that lines out every step along the way, and a power team in place in their specific arena. Only 80 people can fit in the conference room I have reserved. I am damn sure going to limit the room to people that I know can succeed without amassing massive debt or purging a retirement account. In other words, there will be no, “Storming the island and burning the ships.”
It isn’t a one size fits all, it isn’t for everyone. I am looking for the best of the best in different strokes of real estate. Success will be achieved through success of students, period.
